The Florida Bar recently published the 11th Edition of Florida Real Property Complex Transactions, a guide to Florida real estate transactions that explains steps to take in commercial developments, subdivisions and mobile home parks.

For the third time, Gunster Shareholders Richard Grant and Cheryl Hastings, who joined the firm on January 1, 2023 in the Naples office, have co-authored Chapter 9 of the guide, titled “Mixed-Use Communities and Mixed-Use/ Ownership Buildings.” In this chapter, Grant and Hastings have created legal structures for and documented several mixed ownership and use buildings and communities.


From sales and leases of commercial property to subdivision development to mobile home park conversions, Florida Real Property Complex Transactions provides practical, step-by-step guidance for negotiating and drafting the necessary documents to complete these multifaceted transactions. A discussion of federal and state laws governing these complex transactions includes the impact of sales taxes, intangible taxes, and documentary stamp taxes.

Richard Grant joined Gunster in 2023, has practiced law in Florida since 1973 and in Southwest Florida since 1979.

Board certified in Real Estate by The Florida Bar since 1987, Richard is experienced in handling project documentation for complex urban residential, commercial and mixed-use developments; complex multi-tier business entity organization and re-organizations; and the development, construction, and permanent real estate financing, corporate finance, and mezzanine finance.

Cheryl Hastings is a shareholder who joined the firm in 2023. Cheryl has practiced law in Southwest Florida since 2002.

Cheryl focuses on the areas of residential and commercial real estate development and finance, including mixed use and water-front projects. Cheryl also has extensive experience in representing landlords and tenants in commercial leasing, representing contractors and owners in the preparation and negotiation of construction contracts, representing developers and associations in the preparation of homeowners’ association documents, and the creation of residential and commercial condominiums.
